
What We Do
Homesteads, Inc. was founded as a result of an identified need in the vicinity of Faith Church in Dyer, Indiana. Our goal is is to acquire distressed properties from either lenders or municipalities and rehabilitate them. We aim to keep costs as low as possible by using volunteer labor along with donations of material and monies.
When the houses are completed they will be offered at appraisal value to buyers who cannot qualify for mortgages in the open market. Candidates will be identified by real estate agents working with Homesteads. They will be offered financial management and homeowner skill training. Homesteads will work with banks, thru their Community Reinvestment Act or through agencies like NACA (Neighborhood Assistance Corporation of America) to provide these homeowners with a mortgage that totals no more than 30% of their income.
Once a house is transformed into home and sold, the funds obtained can immediately be used to start another re-hab. project.
